Live regulatory lookup
Check ADU rules by state
Choose a state or Washington, D.C. to retrieve the current state-law layer from the ADU Project Planner regulatory database. The results are read live from our Google Sheet; city, county, parcel zoning, utilities, fire, septic and private restrictions may still affect a specific property.
How to read the result: “Local control” does not mean ADUs are prohibited. It means the city/county ordinance is the decisive next layer. Future-effective laws are shown with their effective date and should not be treated as current law before that date.
State law is only the first check
This lookup does not determine parcel eligibility. ADU Project Planner will progressively add city and county ordinances, zoning overlays, utilities, septic, fire and property-specific constraints so the final feasibility checker can continue beyond the state-law layer.
